Tenant permitted payments

In line with the Tenant Fees Act 2019 as amended by the Renters' Rights Act 2025, Riverpine Estates charges tenants no application, referencing, renewal, check-in, check-out or administration fees. The only payments a tenant may be asked to make are:

  • Rent — as advertised and as set out in the tenancy agreement. Rent cannot be requested or accepted before the agreement is signed; after signing and before the tenancy starts, a maximum of one month's rent in advance may be requested for monthly tenancies.
  • Tenancy deposit — capped at five weeks' rent where annual rent is below £50,000, or six weeks' rent where annual rent is £50,000–£100,000.
  • Holding deposit — no more than one week's rent.
  • Tenancy changes requested by the tenant — £50 inc. VAT, or reasonable costs if higher and evidenced.
  • Payment where the tenant leaves without giving correct notice — limited to the rent that would have been due for the proper notice period.
  • Late rent — interest at 3% above the Bank of England base rate, only where rent is more than 14 days overdue.
  • Lost keys, fobs or security devices — actual reasonable replacement cost, evidenced where required.
  • Utilities, council tax, TV licence & communications — payable by the tenant where stated in the tenancy agreement.

No other tenant fees are charged.

Complaints procedure

Complaints can be made by email to info@riverpine.co.uk or in writing to Riverpine Estates Limited, 91–93 Stamford Hill, London N16 5TP.

  1. 1We acknowledge the complaint within 3 working days.
  2. 2A senior member of staff reviews and sends a full written response within 15 working days.
  3. 3If not resolved after 8 weeks, the matter may be referred to the Property Redress Scheme.
